πŸ’™ YARD LANDSCAPING: There was a drainage issue between the houses, created a long time ago (and never corrected by the previous owner) caused by the enlarging of the two planting islands between the houses, that bottle necked the flow of drainage between the houses to the street.  Accordingly the rainwater collected in excess between the houses and pooled between them, causing a softening of the turf. This was even made worse by the drainage of the rainwater from the roof from the downspouts. Then,  when the landscapers came to mow with their heavy, large tired mowers, it created a rut in the lawn. To resolve this issue we contracted a Drainage and Foundation specialist firm and contracted them to  bury each and every downspout of the house and drain the water underground. If and when there is too much water flow to filter down through the ground, then it comes up an unto the lawn past the issue point and out in the front of the lawn to flow out to the street. That solved the problem. 
πŸ’™WHOLE HOUSE: Replaced the original carpeting and tile throughout (except in the laundry and baths).
πŸ’™WHOLE HOUSE: The house already had an ADT Home Security System, and still does (owned), however it is a monitored, account-based security system which costs about $50/month. So, instead, we installed a SimpliSafe Home Security System which can be self monitored with $0/month. However, BOTH systems are available to you. It's  your choice. Both exterior signs are available as well.

πŸ’™LANAI: Added CFL Awnings Sun-Pro 95% Dimout Lithium-powered remote controlled Shades (rated 65mph wind) for privacy and to keep rain/cold wind out, as wanted to the Northern openings. 
πŸ’™LANAI: Added Mr & Mrs Blindmaster Lithium 97% dimout remote-controlled shades on tracks, for privacy and to keep rain/cold/wind out on the E&W sides. The East side also covers the lanai doorway for added security.  
πŸ’™GARAGE: Changed the original, old and noisy, chain-drive Electric Garage Door Opener (EGDO) with a new, belt-drive WiFi enabled Chamberlain (MyQ) EGDO which allows the garage door control by Wi-Fi on your phone, as well as by the remote control in your vehicle. Belt drive is a lot quieter than chain-drive, too.
πŸ’™GARAGE: Additionally, a remote-controlled Garage Screen has been added to the outside of the garage door. This serves a two-fold purpose. First it serves to  ventilate the garage when used by itself,; however, even when the garage door is closed, it allows the screen to be lowered to shield the garage door from radiant heat transfer through the garage door.            
πŸ’™GARAGE: Added a Chamberlain (MyQ) Video Door Control, to see who is at your garage door and be able to open the garage for them, or not.
πŸ’™GARAGE: Added an 95% Radiant Barrier to the Garage Door (The Solar Guys) 
πŸ’™GARAGE: Added 85%Solar Film to the glass on the Garage Door, to reduce the heat intake through the glass in summer.

πŸ’™ATTIC: Added 2 SOLAR EXHAUST FANS (one over the garage and one over the kitchen area. This greatly reduces the attic heat buildup in the attic, which helps the A?C to work more efficiently and less expensively. 
πŸ’™FRONT: Taking part of the front landscaping area, we added a paver patio, which is a great place to sit in the evenings, and have neighbors come by to sit with us for a drink. Later we added a Marygrove 12' x 10' Awning (remote-controlled with lights) to allow usage of the patio even in light rain and winds up to 25mph. It even has a screen to shield from the sun on any of two sides (front and East or West). The Awning does not automatically convey with the sale of the house, but is AVAILABLE separately, if desired by the Buyer. IF NOT desired, Sellers will take it with them and and repair the installation holes and repaint to match the existing color of wall.
